The Three Things A Floor Plan Will Not Tell You

Movement
Does the groceries run go garage to fridge in one move, or does it cross your formal lounge every week for thirty years.
Money
Which lines on that page are expensive. Every articulation in a wall can trigger a beam, a valley and a sump you are not counting.
Feeling
Whether a 900mm corridor reads as a hotel or a hallway. Whether your front door gives a view straight into the toilet.

You can see the rooms. Everybody can see the rooms.

Nobody In The Room Is Paid To See It

Architect
Designs to your brief and to code minimums. Not to maximum value. Same fee whatever they draw.
Builder
Builds what is drawn. He does not redraw the envelope.
Valuer
Values what exists. He will not tell you what to add.
Developer
Reads the plan as a profit and loss. The rooms, the cost and the resale, at the same time.

That fourth seat is empty on almost every build.

Five Tracks. You Never Read It Cover To Cover.

Every module says when to reach for it. You open the one that matches the decision in front of you today, and you close it again.

1
READ YOUR OWN PLAN
When the drawings just landed and you cannot tell if they are good.
2
THE ROOMS
When you are looking at one room and something feels wrong.
3
THE MONEY
When you are about to sign off, or a number has surprised you.
4
THE PEOPLE
When the consultants disagree, or a meeting is booked.
5
ONE HOUSE, TAKEN APART
When you want to see all of it on a real build instead of in theory.

Track Five Is One Real House, And It Is Mine

Two townhomes in St Kilda East. My own build, my own drawings, my own money on the line.

You see the brief. The block. What we changed on the plan and exactly why. What it cost, line by line. What it was worth at the end.

Not a case study written after the fact. The actual drawings, the actual numbers, and hundreds of photographs and clips of the same house.

The $10K Catch Guarantee

Leg 1, the First Hour, unconditional. Open the vault. Give it one hour. If it does not show you $5,000 you can act on in the first hour, you keep it and I refund you. You are not risking the $997. You are risking an hour.

Leg 2, the $10K Catch, better than money back. If by the time you finish the full library you have not caught at least $10,000 of real value in your own plan, I keep working with you until you have, free. Still nothing? Full refund.

Who judges: you do, both legs.

Two Reasons Not To Sit On This

The price is what the library holds today. It gets bigger every month and the price goes with it. What you pay is what you pay, forever.
The other reason is not me, it is your own permit. Every week you wait, the same change costs more to make. Before the architect finalises it, it costs drawing time. After the slab, it costs a demolition saw.

Questions

What if it is not worth it?

Then it is free. If it does not show you five thousand dollars you can act on in the first hour, you keep it and I refund you. You are not risking the nine ninety-seven. You are risking an hour.

Is it financially worth it on my build?

It is three hundredths of one per cent of a one and a half million dollar build. The module on the five rooms that quietly kill resale is about a number many times larger than the whole thing costs.

My plans are already drawn. Is it too late?

That is what track one is for. Half of what you would change is reversible and costs almost nothing. The other half is set in concrete. Right now you do not know which is which, and that is the expensive part.

Will this just add more confusion?

You never read it. Every module tells you when to reach for it. You open one, you get your answer, you close it.

I have already paid my architect a lot of money.

That money is gone either way. The only live question is whether you now spend the whole build executing a plan you cannot read.
