The Pre-Build Call: before you pour a slab, one review that catches what your architect, builder, and valuer each miss. $4,997. I reply personally within 24 hours.

Why this gap exists

Nobody Does All Three At Once.

Architect
Designs to brief and code minimums. Not to maximum value.
Builder
Builds what's drawn. Doesn't redraw the envelope.
Valuer
Values what exists. Doesn't tell you what to add.
Developer
Reads the plan as a profit-and-loss. Sees the rooms, the cost, and the resale at once.

That last seat is empty on almost every $2M build. The Call fills it.

The proof

"Found me 3 rooms I didn't know existed on the same slab."
John · Maidstone
"The secret butler's kitchen became the wow of the whole house."
Matt · NSW
5→9
Bathrooms found on the Wimbledon project. Same footprint.
2→4
Kitchens added across the same two townhomes. Same envelope.
$100k+
Typical value left on the table before the slab is poured.

What the Call gives you

The Developer's Lens On Your Plan.

A full review of your floor plan, room by room, before you sign off.
Where to find extra bedrooms, bathrooms, and usable space on the same slab.
Which design choices add resale value and which quietly burn money.
The envelope, cost, and value calls an architect, builder, or valuer won't make.
A clear, builder-ready set of changes you forward straight to your architect.
If I don't find $50,000 of value, you pay nothing.
Keep the report. Keep the notes. We're done.

Questions

Why not just ask my architect?

An architect designs to your brief and the code minimums. They aren't paid to push the envelope to its legal maximum, or to tell you which choices add resale value. Different job, same fee whatever they draw.

What do I actually get for $4,997?

A full developer's review of your plan before you sign off: where the extra rooms and value are hiding, what to cut, and a builder-ready set of changes. On a $2M+ build, finding even one extra bedroom or avoiding one expensive mistake pays for it many times over.

How is this different from a quantity surveyor or valuer?

A QS prices what's drawn. A valuer values what exists. Neither redesigns the plan to add value. The Call does all three lenses at once, before anything is locked in.

When in my build should I do this?

Before you sign off on the plans. Once you're at frame stage it's too late and too expensive to move walls. The earlier you call, the more there is to find.

What if I've already got plans drawn?

Perfect. Drawn-but-not-signed-off is exactly the moment. Send the PDF and I'll show you what's still on the table.
