If you finish the ninety minutes and do not believe it was worth it, tell me within 30 days and I refund you in full. You keep the markup and the session notes.
This is the founding price. It goes up as the calls fill, and it will not come back down. What you pay today is what you pay, whenever you take the slot.

You do not choose one of these today. You do the ninety minutes, and at the end of it you will know whether you want me further in.
Why not just ask my architect?
An architect designs to your brief and the code minimum. They are not paid to push the envelope to its legal maximum, or to tell you which choices add resale value. Different job, same fee whatever they draw.
What do I send you?
The plan as a PDF, and the address. That is all. If it is drawn but not signed off, that is the moment.
When in the build should I do this?
Before you sign off. Once you are at frame stage it is too late and too expensive to move walls. The earlier you call, the more there is to find.
What if there is nothing to find?
Then I will tell you that on the call, and you take the refund. I would rather that than a bad review.
