Why the seat is empty

Nobody In The Room
Reads It As Money.

ArchitectDesigns to your brief and the code minimum. Not to the maximum the block allows.
BuilderBuilds what is drawn. He does not redraw the envelope for you.
ValuerValues what exists. He will not tell you what to add.
DeveloperReads the plan as a profit and loss. The rooms, the cost and the resale, at once.

That last seat is empty on almost every build. Ninety minutes is me sitting in it.

What happens on the call

You Watch Me Read It.

Your plan on screen, marked up live, room by room.
Where the extra bedroom, bathroom or usable space is hiding on the same slab.
Which choices quietly burn money, and which ones pay you back on resale.
The envelope and cost calls your architect is not paid to make.
Session notes, so you can send them to whoever is drawing it.

Questions

Why not just ask my architect?

An architect designs to your brief and the code minimum. They are not paid to push the envelope to its legal maximum, or to tell you which choices add resale value. Different job, same fee whatever they draw.

What do I send you?

The plan as a PDF, and the address. That is all. If it is drawn but not signed off, that is the moment.

When in the build should I do this?

Before you sign off. Once you are at frame stage it is too late and too expensive to move walls. The earlier you call, the more there is to find.

What if there is nothing to find?

Then I will tell you that on the call, and you take the refund. I would rather that than a bad review.
