There is so much potential in floor plans if you look at them with a closer eye. How do we fit additional bathrooms in, how do we open the space up.
Two townhomes in St Kilda East. The envelope did not change. The reading of it did.
Nothing gets added to the footprint. No wall moves outward. The rooms come out of dead circulation, an oversized garage return and a corridor that was doing nothing.
That is the whole job. Not more house. The same house, read by someone who has to sell it afterwards.

Your plan on screen, marked up live, room by room. Where the extra bedroom, bathroom or usable space is hiding on the same slab.
Which choices quietly burn cash, and which ones pay you back on resale. The envelope and cost calls your architect is not paid to make.
Send it straight to whoever is drawing it. You do not need me in the room again for it to be worth it.
