The powder room is where you make a large impression on your guests. It says wow, if your powder room is this good, your bathrooms must be incredible.
It is the smallest room in the house, and it does the biggest job on your guests. It is the only one they occupy alone, in silence, with time to look. Which is why it gets read as evidence about every room they never walk into. Get it wrong and it is read the same way.
The one room every guest uses alone, fixed completely, before your permit goes in.
Below this line: each tell you ticked and the move that answers it, the eight moves in the order they get decided, and the same brief as a PDF to read with your plan open.
“An architect draws. A builder builds. A valuer values. But no one helps you put value into the home. Mani did all three at once.”
John H · Maidstone · plans were already locked in
“That’s super helpful mate. Probably don’t need the articulation at all.”
A Melbourne developer, after sending his plan · name withheld at his request
That is the point of a small room done completely. If four of these eight were news to you, the same is true of your kitchen, your entry, your master and the five after that. One room a week, same depth, is what the subscribe gets you.
Or take fifteen minutes on your own plan. By the end you will know what is still open on your floor plan, how much of it is still cheap to change at the stage you are at, and which of it stops being available once the permit goes in. Have three things ready.
